The Delhi Development Authority (DDA) has always played a significant role in shaping the housing infrastructure of the national capital. With the ever-increasing population of Delhi and the rising demand for affordable housing, DDA has consistently launched housing schemes to meet the needs of different income groups. In 2025, DDA introduced the Apna Ghar Aawas Yojana 2025 with the vision of “Housing for All” in line with the broader objectives of the Pradhan Mantri Awas Yojana (PMAY–Urban).

The scheme received an overwhelming response from the public, with thousands of citizens registering and booking flats across various categories. Due to this rising demand, the DDA decided to extend the scheme for three more months, ensuring that more families can take advantage of this golden opportunity. With additional flats now included under the extension, the scheme is expected to benefit an even larger number of applicants from Economically Weaker Section (EWS), Low Income Group (LIG), Middle Income Group (MIG), and High Income Group (HIG).

The extension was officially announced on 29 August 2025, and the scheme will now remain open until 26 November 2025. Booking for the additional flats will commence from 05 September 2025, 12:00 Noon onwards, giving fresh opportunities to interested buyers.

Objectives of the Scheme

The DDA Apna Ghar Aawas Yojana 2025–26 is not just about selling flats—it is about enabling homeownership for those who have long dreamt of owning a house in the capital. The primary objectives include:

  1. Promoting Affordable Housing – To provide housing solutions at subsidized rates to citizens belonging to EWS, LIG, MIG, and HIG categories.
  2. Supporting the Vision of PMAY – To align with the Government of India’s flagship program, Pradhan Mantri Awas Yojana (Housing for All by 2025).
  3. Catering to Public Demand – The extension aims to meet the unprecedented demand for flats seen in the initial months of the scheme.
  4. Offering Transparent Allotment – Ensuring fairness and transparency through an online booking system on a first-come, first-served basis.
  5. Boosting Urban Development – To promote well-planned residential hubs in areas like Narela, Loknayakpuram, and Siraspur, complete with modern amenities.

Key Features of the Scheme

The DDA Apna Ghar Aawas Yojana 2025–26 brings several unique features that distinguish it from earlier housing initiatives:

  • Wide Range of Flats: Flats are available in EWS, LIG, MIG, and HIG categories, ensuring inclusivity.
  • Locations: The flats are spread across Narela, Loknayakpuram, and Siraspur.
  • Total Flats Offered: Nearly 7,500 flats were made available under the original scheme, with additional flats now included in the extension.
  • Discounts:
    • 25% discount on LIG flats.
    • 15% discount on EWS, MIG, and HIG flats.
  • Technology-Enabled Process: Single-window inquiry system, 24×7 chatbot support, and digital property documentation.
  • Booking System: Online booking through a secure digital platform on a first-come, first-served basis.
  • PMAY Subsidy Benefits: Eligible applicants can also avail interest subsidies on home loans under the Credit Linked Subsidy Scheme (CLSS) of PMAY.
  • Transparency: Demand-cum-allotment letters issued online, ensuring clarity on payment terms.

Categories and Flat Distribution

The scheme has flats distributed across income categories and specific locations:

  • Narela:
    • 694 flats for EWS
    • 5,384 flats for LIG
    • 386 flats for MIG
    • 226 flats for HIG
  • Loknayakpuram:
    • 150 flats for LIG
    • 96 flats for MIG
  • Siraspur:
    • 564 flats for LIG

Additional Flats (Extension 2025–26):

  • Loknayakpuram (Block D): MIG flats – 76 units
  • Narela (Pkt. 14, Sector A1-A4, Block G): EWS flats – 76 units

Eligibility Criteria

To apply for the scheme, applicants must meet the following requirements:

  1. Citizenship: Applicant must be an Indian citizen.
  2. Age: Must be 18 years or above at the time of application.
  3. Income Limit:
    • For EWS category, the annual household income should not exceed ₹10 lakh.
    • For other categories (LIG, MIG, HIG), no income limit.
  4. Identification: Valid PAN card is mandatory.
  5. Bank Account: Applicant must have a valid bank account.
  6. Joint Applications: Allowed with close family members, especially for persons with disabilities.

Registration and Booking Fee

The scheme requires applicants to pay a refundable registration/booking amount:

  • EWS: ₹50,000
  • LIG: ₹1,00,000
  • MIG: ₹4,00,000
  • HIG: ₹10,00,000

This amount is adjusted against the final cost of the flat.

Application Process (Step by Step)

The entire application process for the DDA Apna Ghar Aawas Yojana 2025–26 is online, making it transparent and convenient:

Step 1: Online Registration

  • Visit the official DDA housing portal.
  • Create a login ID using PAN card and personal details.
  • Pay the non-refundable registration fee of ₹2,500.

Step 2: Selection of Flats

  • Browse available flats by location and category.
  • Check layouts, plinth areas, tentative prices, and discounts.

Step 3: Booking the Flat

  • Select your preferred flat.
  • Book it online—the system allows a 15-minute hold time for payment.
  • Pay the booking amount via NEFT/RTGS/Net Banking.

Step 4: Demand-Cum-Allotment Letter

  • Issued within 24 hours of booking confirmation.
  • Contains details of flat cost, discounts, and payment deadlines.

Step 5: Payment of Balance Amount

  • Balance amount must be paid within 60 days of issuance of the demand letter.
  • EMI options available under Hire Purchase scheme for persons with disabilities.

Step 6: Loan Facility

  • Applicants can avail home loans from nationalized or private banks.
  • Subsidy under PMAY-CLSS can be availed if eligible.

Step 7: Possession

  • After full payment, applicants receive an online possession letter.
  • Keys are handed over once the applicant uploads self-attested copies of required documents.

Reservation Policy

The scheme reserves specific flats for certain categories in line with government norms:

  • Persons with Disabilities (PwD): Special allocation and option for Hire Purchase scheme.
  • Scheduled Castes (SC), Scheduled Tribes (ST), and Other Backward Classes (OBC): Reservation as per existing rules.
  • Women Applicants: Encouragement of joint ownership with female members.

Distribution of Flats

The distribution of flats is done purely on the basis of first-come, first-served basis. Once the booking amount is paid, the flat is locked for the applicant.

Penalty for Late Payment

  • Up to 2 days delay: 10% interest on due amount.
  • 3 to 60 days delay: 14% interest (minimum 25% of due must be paid).
  • 61 to 90 days delay: 14% interest.
  • Beyond this, booking is canceled and registration amount is forfeited.

Benefits under PMAY for DDA Flats

Applicants purchasing flats under the scheme can also claim subsidies under the Pradhan Mantri Awas Yojana (PMAY):

  • EWS/LIG: Subsidy on interest for loans up to ₹6 lakh.
  • MIG-I: Subsidy for loans up to ₹9 lakh.
  • MIG-II: Subsidy for loans up to ₹12 lakh.
  • Maximum loan tenure: 20 years.
  • Central assistance up to ₹5 lakh for EWS beneficiaries.
